Application & Booking Terms and Conditions
The following terms and conditions apply to your application for accommodation with UniLodge Australia. Please review these terms carefully and print or save a copy for your reference. These terms and conditions apply to all individual and small group applications.
The application terms and conditions are provided in English only. If you do not understand any part of the application terms and conditions, please contact the property’s reservation team. If you choose to access the website from locations outside of Australia, you are responsible for complying with local laws.
- The application terms and conditions relate to all UniLodge properties in Australia and New Zealand.
- They apply to all individual and small group applications:
- online through our websites;
- in person at a UniLodge property;
- over the phone;
- via email;
- via App;
- via an educational agent;
- via any other method accepted and approved by UniLodge
- All applications for accommodation will be reviewed by the property’s team to ensure applicants meet our minimum requirements. Applicants must be considered in accordance with the Equal Opportunity Act 1995. There must be no discrimination based on: age, sex, marital, parental or carer status, pregnancy, sexual orientation, disabilities, physical features, race, religious, political or industrial activities or beliefs or personal association with someone else who may be treated unfairly on the basis of any of the above.
- Upon successful review, we will send you a Letter of Offer for accommodation. Your Letter of Offer will set out the next steps and any payments due that are required to accept your Offer and secure your accommodation with UniLodge.
- All rooms and rates are for occupation by one (1) person only, unless specified otherwise such as twin share rooms for two (2) people.
- Although we try to ensure the room rates and other costs published on our website are accurate, changes may sometimes occur and we will only be bound by the rates and costs set out in your Letter of Offer.
- If you are under 18 years of age you must have consent of a parent or legal guardian when making an application.
- If you are under 18 years of age when you are scheduled to move into your UniLodge accommodation, your application will only be accepted at an approved Under 18’s property as indicated on the UniLodge website.
- If you are an International student and 17 years of age when you are scheduled to move into your UniLodge accommodation, you must seek permission from your University or College to reside at a UniLodge Property. You will be able to apply to only those properties that are approved to accommodate Under 18 students. These approved properties are listed on the UniLodge website. Please note we do not accept students younger than 17 years of age.
- Whilst every endeavour is made to place you in the room nominated through the UniLodge website, UniLodge cannot guarantee you will be offered the room type requested. Please check your Letter of Offer carefully.
- If you wish to cancel your online booking, please let us know in writing via email to the reservations team at UniLodge. Please note there may be a penalty to cancel. Please refer to the cancellation policy in your Letter of Offer.
- We may at our discretion cancel your application for accommodation should any of the following occur:
- the information you provide as part of the application process is false; or
- you fail to comply with your obligations in the Booking Terms & Conditions.

No Visa, No Pay Policy
We totally understand that life doesn’t always go to plan, which is why we want to ensure that you have peace of mind when you book with UniLodge*.
Prior to my lease commencing?
If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, we ask that you complete the following actions:
A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.
After the commencement of my lease?
If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia we ask that you complete the following actions:
A written email notify that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.
*Terms and Conditions:
- The no visa, no pay policy only applies for the following properties:
- UniLodge: UniLodge @ Metro Adelaide, UniLodge South Bank, UniLodge Royal Melbourne, UniLodge Melbourne City, UniLodge Lincoln House, UniLodge Melbourne CBD, UniLodge Melbourne Central, UniLodge Victoria University, UniLodge @ RMIT Bundoora - Walert House, and UniLodge Wodonga East End.
- Residential Living: West Tower, Melbourne Quarter and Caulfield Place.
- La Trobe University: Hillside Apartments, Terraces, Units, Orde House, Villas, Glenn College, Menzies College, Chisholm College, North and South Apartments, Ballarat, Melton, Mildura, Shepparton, McFarlane's Hill Residences
- Offer of no visa no pay policy is current as at 8 December 2025.
NRAS - National Rental Affordability Scheme at Student Living on Villers
The National Rental Affordability Scheme (NRAS) is a government incentive which allows UniLodge to offer accommodation to eligible low to moderate income earners at a rate below market value.
NRAS rooms are available to both Australian and International students, but to qualify for an NRAS apartment, you need to have earned below the certain income limits for the 12 months preceding your lease start date.
To be eligible for an NRAS room you need follow the below:
- Complete an online application.
- You will then receive a request from the property manager to complete an Income Notification Form, and provide supporting documentation outlining your gross income for the 12 months preceding your application date. Please note – you must not exceed the income limits for your 'household composition'. You can find the income limits in 'Information for Tenants' factsheet on the Commonwealth Department of Social Services.
- Complete Statutory Declaration regarding the information you have provided.
Please note:
- Both local (Australian) and foreign income should be included.
- It relates to your income only, and not the income of your parents.
- Income from scholarships, subsidies, prizes and stipends paid to you is included in your income.
- Payments from your parents or immediate family members, any trust distributions and any tuition money for your course that enters your bank account in the 12 months preceding your contract start date is considered income.
- Income paid to your tertiary education provider for tuition costs will not be counted as income if you provide us with proof of payment.
- It does not include inheritance, superannuation income, gambling winnings or lump sum compensation payments, compensation from insurance or emergency relief or similar assistance.
- You are required to upload source documentation for any income listed. Templates are provided to you via application process, if applicable.
UniLodge will use this information to evaluate your eligibility and, if confirmed, send you a conditional offer of accommodation. If you are not deemed eligible, we will contact you to discuss the alternative non-NRAS room types available.
Cancellation Policy (UniLodge South Bank, Herston, Park Central & Toowong)
The following terms and conditions apply to your application for accommodation with UniLodge Australia.
- All termination and cancellation requests must be submitted in writing, accompanied by supporting evidence, to the relevant UniLodge property where your application was lodged.
- UniLodge reserves the right to cancel your accommodation application at its discretion under the following circumstances:
- If any information provided during the application process is found to be false or misleading;
- If you fail to meet student status requirements;
- If you do not sign the Residential Tenancy Agreement by the required deadline;
- If you fail to pay the Advance rent and/or Bond by the due dates specified;
- If you do not arrive by your contract start date (unless an alternate date of arrival is provided later than the contract start date); or
- If you fail to comply with your obligations as outlined in the Booking Terms & Conditions.
Cancellation of Accommodation Booking Prior to Arrival
No Visa, No Offer – No Pay!
UniLodge offers peace of mind with the "No Visa, No Offer – No Pay!" policy, which may entitle you to a full refund if you are:
- Unable to secure an Australian student visa; or
- Denied an offer from your education provider in Australia.
To be eligible, you must:
- Provide a copy of the refusal notice from the Department of Home Affairs; and/or
- Provide a copy of the decision letter from your education provider, with visible contact details.
- Submit all supporting documentation in writing to the relevant UniLodge property at least 30 days prior to your booking start date.
Available options:
- Defer your contract start date to a future term and transfer your advance rent payment to the deferred booking; or
- Receive a full refund (to domestic or international bank accounts only; international transfers may incur a processing fee). Refunds may take up to four (4) weeks to process.
Cancellation of Booking After Tenancy Agreement is Signed
A Tenancy Agreement (lease) is a legally binding contract between UniLodge and the resident, governed by the relevant Residential Tenancies Act in each Australian state. Once signed, the agreement remains in force for its full term, and all parties are required to comply with its terms and conditions. Please refer to the termination clause within your lease agreement for further details. Typically, a cancellation fee of between one (1) to four (4) weeks’ rent applies.
Special Circumstances:
- No Visa, No Offer – No Pay!
- If you are unable to secure an Australian student visa and/or are denied an offer from your education provider, you may still be eligible for the "No Visa, No Offer – No Pay!" option. To qualify, you must notify the UniLodge property in writing within 24 hours of receiving your decision notice and provide the required supporting evidence as outlined above.
- Global Pandemic Outbreak
- At present, there are no global travel restrictions in place. If your home country imposes travel restrictions, you must provide official documentation from your government confirming these restrictions to be considered for cancellation.
Room Requests and Booking Changes
- Requests for specific room types, layouts, features (e.g., operable windows), or locations are subject to availability and cannot be guaranteed.
- Changes to your booking, such as shortening the lease term or changing room types, may incur an administrative fee, particularly if requested within 14 days of contract start date.

Cancellation Policy (Strata Building in VIC)
Once you have entered into an offer and acceptance agreement with the owner, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement. We understand that from time-to-time issues can arise with your entry into Australia.
Cancellation without penalty may be possible if:
- You fail to meet student status requirement – if student status is applicable to your tenancy.
- You fail to gain lawful entry into Australia.
If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property directly.
Cancellation resulting in monetary penalties include but not limited to:
- Providing false or misleading information during your application or booking process.
- Failure to pay your bond or rent in advance.
- Failure to sign the Residential Tenancy Agreement when required s.
- A change of mind.
Monetary penalties may include:
- Forfeiting some or all your advance rental payment.
- Forfeiting some or all your bond payment.
These may be negotiated on a case-by-case basis.
Please note any refundable fees will be processed within 14 days of finalisation.
Cancellation Policy (Strata Building in Wellington, New Zealand)
Once you have entered into an offer and acceptance agreement with the owner, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement.
We understand that from time-to-time issues can arise with your entry into New Zealand.
Cancellation without penalty is possible if:
- you fail to meet student status requirement.
- you fail to gain lawful entry into New Zealand.
- you cannot enter New Zealand due to border closures or restrictions.
If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property directly.
Cancellation due to:
- Providing false or misleading information during your application or booking process
- Failure to pay your bond or rent in advance
- Failure to sign the Residential Tenancy Agreement when required
- A change of mind will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.
Please note any refundable fees will be processed within 14 days of finalisation of refund.
UniLodge South Bank - Fortnightly Cleaning Service Terms & Conditions
- UniLodge reserves the right to discontinue this service at its discretion, with immediate notice sent via email to eligible students.
- The cleaning service is available only for 6 Bedroom Multishare apartments.
- The service applies solely to the apartment's common areas.
- Offer valid for apartments that meet the minimum occupancy.
Living at La Trobe Renewal Offer: 1 Week Free Rent - Terms & Conditions
- To be eligible for the 1-week free rent offer you must be classified as an eligible resident of La Trobe University – Living at La Trobe in Bundoora, Bendigo, Albury Wodonga, Shepparton, Ballarat, Mildura, or Melton.
- This offer applies only to renewals received and confirmed from 08.09.2025 – 12.10.2025 or until allocation is exhausted.
- Lease must commence on or prior to 02.02.26.
- This offer applies only to a contract length of 41-weeks or 52-weeks.
- This offer ends 12.10.25.
- All returning residents must complete the renewal campaign via their Residential Portal before 12.10.25 in order to be eligible for this offer.
- If a renewing resident has chosen an incorrect area for a 52-week contract – the Living at La Trobe team will place them in the appropriate area.
- The rent credit will be applied at the end of the eligible resident’s lease.
- The rent credit only applies to weekly rental payments and does not apply to weekly catering fees.
- This offer cannot be transferred or exchanged for cash.
- This offer is valid at La Trobe University – Living at La Trobe in Bundoora, Bendigo, Albury Wodonga, Shepparton, Ballarat, Mildura, or Melton, and is not available at any other UniLodge property in Australia or New Zealand.
- If you decide to break your lease you will not be eligible for this offer and will no longer be eligible for the 1-week Rent Free offer.
- This offer is not valid with bookings that have already been deposited/received/accepted.
- This offer is not to be used in conjunction with any other UniLodge offer.
- This offer is not available if booked via education agents, bookings agents or referral agents.
Golden Ticket Renewal Campaign – 1-Week Free Rent
- To be eligible for the 1-week free rent offer you must be classified as a current resident of UniLodge Metro Adelaide.
- This offer applies only to renewals received and confirmed from 01.10.2025 – 30.11.2025 or until allocation is exhausted.
- Lease must commence on or prior to 02.02.26.
- This offer applies only to a minimum contract length of 12-months.
- All returning residents must complete the renewal campaign via their Residential Portal before 12.10.25 in order to be eligible for this offer.
- The rent credit will be applied at the end of the eligible resident’s lease.
This offer cannot be transferred or exchanged for cash.
- This offer is valid at UniLodge Metro Adelaide, and is not available at any other UniLodge property in Australia or New Zealand.
- If you decide to break your lease you will not be eligible for this offer and will no longer be eligible for the 1-week Rent Free offer.
- This offer is not valid with bookings that have already been deposited/received/accepted.
- This offer is not to be used in conjunction with any other UniLodge offer.

Storage Renewal at UniLodge Darwin
- Payment of the storage fee enables you to store your belongings onsite in a nominated area by UniLodge. Storage of your belongings in your current room will not be available (all rooms should be cleaned and fully vacated by residents before leaving the site).
- You will not have access to your belongings during the storage period until you return from holidays to move back into your room for the new lease.
- You must return your access card(s) to the office. The access card will be assigned to you at the end of storage period upon your new lease start date.
- Your new lease agreement starting in 2026 must be signed before the confirmation of the storage arrangement.
- The storage fee is $100 per week from the end of your current contract to the beginning of your new contract and will be paid in full prior to the start of the storage period (i.e. your departure).
- The availability of storage this year is limited and is allocated on the basis when applications are received (via this form). Please contact reception if you would like more information.
- All belongings to be stored on site MUST be placed in any of the storage options below:
- Large plastic storage containers (with lid) – maximum of 4 containers or boxes (max. 125L per box)
- Sealed cardboard boxes – maximum of 4 containers or boxes
- Suitcases – maximum of 2 suitcases
- Containers must be sealed and clearly labelled on the outside with your name and room number.
- Items not sealed in one of the storage containers outlined in 6. (above) without prior approval (as per 9. below).
- Any food items that are opened or unsealed.
- Dirty/mouldy items.
- Dangerous goods.
- Any excessive quantity of storage containers.
- All clothing and fabric must be clean and dry before being placed in a storage container. Residents are advised to take appropriate measures to minimise the growth of mould on fabric items and footwear.
- The room must be left tidy and clean before departure.
- Large/bulky items will only be stored at the discretion of the property management team and with prior approval. Please contact reception as soon as possible (and at least 7 days prior to vacating your room) to discuss storage of large/bulky items.
- Storage contracts are provided for the sole use of individual residents only. Residents may not pool items for storage.
- UniLodge accepts no responsibility for damage (including damage by mould or damp) or loss of items stored on site. Residents are advised to refer to the storage contract for full terms and conditions.
- This contract renewal request is only available to current and eligible residents.
- Offer expires 31/01/2026.
UniLodge Darwin - 2026 Domestic Financial Accommodation Scholarships
- The UniLodge Darwin Domestic Financial Accommodation Scholarship 2026 provides a weekly rent reduction for eligible students experiencing financial hardship to assist them in commencing, continuing or completing their tertiary studies.
- The scholarship is available only to Australian citizens or permanent residents.
- Applicants must be enrolled full-time in an approved university program for Semester 1, 2026.
- Applicants must demonstrate significant financial hardship that would otherwise prevent them from studying without accommodation support.
- Applicants must not be in receipt of another substantial competitive scholarship from a university or external organisation.
- This scholarship cannot be used in conjunction with any other offers, discounts, commissions or promotions and is not combinable with any other incentives.
- Applications must be fully completed and submitted with all required supporting documentation by 5:00 PM on 2 March 2026.
- Late or incomplete applications may not be considered.
- UniLodge Darwin reserves the right to request additional documentation to assess eligibility and financial need.
- All applications will be assessed by a selection committee, and all decisions are final with no right of appeal.
- The scholarship provides a rent reduction of $134 per week on a low-floor standard studio apartment.
- After the scholarship reduction, the weekly rent payable by the recipient will be $201 per week.
- The scholarship applies for up to 133 days from the lease commencement date, or until the lease end date, whichever occurs first.
- The lease must commence no later than 9 March 2026 for the scholarship to apply.
- Successful applicants must enter into a Residential Tenancy Agreement with UniLodge Darwin for a standard studio apartment for a maximum period of approximately 19 weeks.
- A security deposit equivalent to four weeks’ rent is required at the time of signing the tenancy agreement.
- The allocated apartment cannot be changed once the tenancy agreement has been signed.
- Recipients must comply with all Residential Tenancy Agreement terms, UniLodge house rules, and relevant tenancy legislation at all times.
- Recipients must remain enrolled full-time for the duration of the scholarship period.
- Any change to enrolment status must be advised to UniLodge Darwin immediately in writing.
- The scholarship may be terminated if the recipient provides false or misleading information at any stage.
- The scholarship may be terminated once the maximum scholarship value has been reached.
- The scholarship may be terminated if the recipient fails to meet academic or enrolment requirements.
- The scholarship may be terminated if the recipient breaches the tenancy agreement or UniLodge house rules, at the discretion of management.
- If the scholarship is terminated, any refund of the security deposit will be at the discretion of UniLodge Darwin and subject to tenancy conditions.
- Applicants are responsible for all costs associated with preparing and submitting their application.
- Successful recipients are responsible for all relocation, moving and personal costs, as well as any additional charges arising during the tenancy, including damage, cleaning or replacement of keys.
- By submitting an application, the applicant declares that all information provided is true, complete and correct.
- If any information is later found to be false or misleading, UniLodge Darwin reserves the right to cancel the scholarship and recover any benefits provided.
- By submitting an application, the applicant confirms they are not receiving another scholarship or benefit that would conflict with this offer.
- This scholarship cannot be used in conjunction with any other offers, discounts, or commissions and is not combinable with any other promotions.
UniLodge Darwin - 2026 International High Achievers Accommodation Scholarships
- The UniLodge Darwin International High Achievers Accommodation Scholarship 2026 provides discounted weekly accommodation to eligible high-achieving international students to support their tertiary study.
- The scholarship applies only to low-floor standard studio accommodation at UniLodge Darwin.
- Applicants must hold a valid eligible student visa.
- Applicants must demonstrate strong academic achievement and the capacity to succeed in their chosen program of study.
- Applicants must be enrolled full-time in an approved university program for Semester 1, 2026.
- Applicants must not be in receipt of another substantial competitive scholarship from a university or external organisation.
- This scholarship cannot be used in conjunction with any other offers, discounts, commissions or promotions and is not combinable with any other incentives.
- Applications must be fully completed and submitted with all required supporting documentation by 5:00 PM on 2 March 2026.
- Late or incomplete applications will not be considered.
- UniLodge Darwin reserves the right to request additional documentation to support an application during the assessment process.
- All applications will be assessed by a selection committee, and all decisions are final with no right of appeal.
- The scholarship provides a rent reduction of $134 per week on a standard studio apartment.
- After the scholarship reduction, the weekly rent payable by the recipient will be $201 per week.
- The scholarship applies from the commencement of residence at UniLodge Darwin, no later than 9 March 2026.
- The scholarship applies for up to 133 days from the lease commencement date, or until the lease end date, whichever occurs first.
- Successful applicants must enter into a Residential Tenancy Agreement with UniLodge Darwin for a standard studio apartment for a maximum period of approximately 19 weeks.

- The scholarship may be terminated if the recipient provides false or misleading information at any stage.
- The scholarship may be terminated once the maximum scholarship value has been reached.
- The scholarship may be terminated if the recipient fails to meet academic or enrolment requirements.
- The scholarship may be terminated at the discretion of management if the recipient breaches the tenancy agreement or house rules.
- If the scholarship is terminated, any refund of the security deposit will be at the discretion of UniLodge Darwin and subject to tenancy conditions.
- Applicants are responsible for all costs associated with preparing and submitting their application.
- Successful recipients are responsible for all relocation, moving and personal costs, as well as any additional charges incurred during the tenancy, including damage, cleaning or replacement of keys.
- An unsuccessful application does not imply any personal judgement has been made about the applicant.
- Applicants must be 18 years of age or older at the time of signing the Residential Tenancy Agreement.
Parking at UniLodge @UC - Campus West

The Tenant will at all times act responsibly and safely in the use of the Car Park and comply with all directions given on behalf of the Car Park Owner or UniLodge Australia Pty Limited (or its transferee, assignee or any replacement manager of the Car Park Owner) (Manager) in the day-to-day conduct of the Car Park.
- The Tenant will use the Car Park for the sole purpose of parking a registered roadworthy motor vehicle therein and for no other purpose whatsoever.
- The Tenant will not bring into the Car Park at any time any petroleum or other inflammable volatile oil or substance other than petroleum in the fuel tank of any motor vehicle except where such substances are used in small quantities in the conduct of the Tenant’s business and then only with the prior consent in writing of the Car Park Owner or Manager.
- The Tenant will not cause any nuisance, damage, obstruction, annoyance, or inconvenience to the occupiers of the building.
- The Tenant must display their Parking Permit on their vehicle while using the carpark.
- The Tenant will not bring into or on the Car Park or allow to remain there any unroadworthy or excessively noisy motor vehicle or any motor vehicle incapable of being accommodated within a standard passenger car parking space or within the clear height of a level in the Car Park.
- Parking and use of the Car Park is solely at the Tenant’s risk. The Tenant will have no claim against the Car Park Owner or Manager in contract or otherwise or against any one whom they represent or any of the employees or agents of the Car Park Owner or Manager for any loss or damage to property or personal injury or loss of life directly or indirectly related to the Tenant’s use of the Car Park. Furthermore, the Tenant will indemnify the Car Park Owner or Manager against any such claims and the costs thereof.
- The Tenant will only use the spaces so allocated if an allocation has been made and will recognise the Car Park Manager’s right to re-allocate spaces as required.
- This car parking arrangement is on a licence basis only, giving the Tenant no proprietary interest in the Car Park.
- Vehicles shall at all times comply with all road markings, signs and the directions of authorised persons.
- All vehicles shall be parked within the lines designating parking spaces and shall at all times be parked in such a way that no obstruction is caused to the Car Park access lanes.
- The Tenant must:
- allow the Car Park Owner or Manager access to any part of the Car Park at any time for the purpose of inspecting it, doing any necessary repairs or for any other purpose specified by the Car Park Owner;
- observe and conform to all the rules and regulations relating to the use of the Car Park made and issued by the Car Park Owner from time to time;
- use the Car Park only on the days and between the hours specified in writing by the Car Park Owner or by signage in the Car Park from time to time;
- advise the Car Park Owner of the registration number and name of the driver of each vehicle which may park in the Car Park in accordance with this Agreement;
- pay the Licence Fee per Vehicle including GST in advance, in the case of the Yearly Licence Fee, two weeks before the Start Date, and in the case of the Weekly Licence Fee, two weeks before the Start Date and every two weeks thereafter. In the event the Licence Fee is not paid within 14 days after the due date non-payment, this Agreement will automatically terminate and the Tenant must return the parking card to the Car Park Owner within 24 hours of termination;
- pay for any costs associated with debt recovery, including but not limited to administrative fees, legal costs and third-party recovery fee;
- pay for any removal costs and advertising costs and storage costs associated with removal of any abandoned vehicle or vehicles; and
- pay for rectification of damage to the Car Park due to wilful and/or accidental misuse, negligent conduct of the Tenant or person/s coming into the Car Park with the Tenant’s consent. This includes oil leaks, tyres or damage from any other items whatsoever.
- Reinstatement of Agreement: Subject to payment of all arrears and any associated recovery costs, reinstatement of this agreement following termination in accordance with clause 12(e) will remain at the discretion of the Manager in all respects.
- Parking Access Card
- Parking Access Card replacement is $10.00 per card. Only one Parking Access Card will be issued per bay.'
- Each Parking Access Card is and remains the property of the Car Park Owner.
- The Tenant must pay the amount charged by the Car Park Owner or Manager for the replacement of a lost or damaged Parking Access Card.
- Parking Access Cards are not transferable and can only be used by the person or vehicle nominated. This can vary with written notice given to the Car Park Owner or Manager.
- The parking Access Card can be used to get in and out of the Car Park for car parking purposes only. When not in a vehicle, the Tenant must use the side entry/exit for getting in and out of the Car Park, and must not use the Car Park boom gate.
- Should the Tenant wish to cancel this agreement, the Parking Permit and Parking Access Card must be returned to Campus West reception.
- No Safe Custody: No employee, agent or contractor of the Car Park Owner has authority to accept any goods for safe custody and the Car Park Owner will not be liable in any case for any loss of or damage to any article alleged to have been left with the Car Park Owner or any employee, agent, or contractor for safe custody regardless of how that loss or damage is caused.
- Alteration of Terms and Conditions: The Car Park Owner may vary these Conditions by adding, altering, or deleting any of them and in that event the new Conditions will become binding on the Tenant by the Car Park Owner or Manager giving the Tenant one (1) week’s notice in writing of the new Conditions.
- Early Termination: The Tenant may terminate this Agreement by providing two weeks’ notice in writing by email to the Manager (pmo.campuswest@unilodge.com.au). The Tenant will be required to pay for the car park space up to and including the last day of such notice period.
- Extension of Licence Term.
- No Extension. Where the Yearly Licence Fee has been selected, if there will be no extension of the Licence Term upon its expiry, the Car Park Owner or the Manager will notify the Tenant in writing no less than 28 days prior to expiry of the Licence Term. Where the Weekly Licence Fee has been selected, the Car Park Owner or the Manager may terminate this Agreement by giving the Tenant two (2) weeks’ notice
- Extension. Where the Yearly Licence Fee has been selected, if the Car Park Owner, together with the Manager, elects to offer the Tenant an extension of the Licence Term, not later than 28 days prior to the expiry of the Licence Term, the Manager will contact the Tenant in writing with details of the extension terms. In the event the Tenant fails to accept the new terms in writing within 14 days of the offer, the Manager will assume that the Tenant no longer requires their Car Park Bay and will deactivate the Tenant’s Parking Access Card with effect from midnight on the last day of the Licence Term.
- Waiver: No time or other indulgences granted by the Car Park Owner to the Tenant will constitute a waiver of any of its rights under this Agreement or at law and the Car Park Owner will not be precluded from exercising any such rights against the Tenant.
- Customer Vehicle Assistance: If at the request of the Tenant, the Car Park Owner provides any form of vehicle assistance to the Tenant, including but not limited to re-charging the battery of the Tenant’s vehicle:
- the Tenant accepts such assistance at the Tenant’s own risk in all respects; and
- if any damage is caused to the Tenant’s vehicle, the Tenant releases and indemnifies the Car Park Owner from and against any claim which the Tenant may otherwise have against the Car Park Owner in respect of that damage.
- All amounts payable GST inclusive.
- Every amount payable by the Tenant to the Car Park Owner under this Agreement is GST inclusive.
- All holders of Parking Permits is deemed to agree to be bound by these Terms and Conditions on acceptance of the Parking Permit.
- The Tenant agrees that the Car Park Owner may transfer its rights and obligations under this agreement to any entity who owns or leases the Car Park, and agrees to enter into a novation agreement effecting such transfer, or a new agreement, in each case on substantially the same terms as this agreement, with that new entity upon request by the Car Park Owner.
