TERMS AND CONDITIONS - UNILODGE SOUTH BANK WEEKLY CLEANING SERVICE

  1. UniLodge reserves the right to discontinue this service at its discretion, with immediate notice sent via email to eligible students.
  2. The cleaning service is available only for selected room types.
  3. The service applies solely to the apartment's common areas.
  4. Offer valid for apartments that meet the minimum occupancy.

 

UniLodge on Waymouth Renewals Campaign - Terms & Conditions

  1. You must be a current resident at UniLodge on Waymouth to be eligible to renew your lease.
  2. To be eligible to renew your current lease must be expiring on or before 30/06/2025 and your new lease agreement must be signed between 14/04/2025 and 28/04/2025 by 4pm
  3. The new lease agreement must commence immediately following the current lease expiry, without any gap.
  4. This renewal offer applies to a maximum lease period of 6 or 12 months – refer to letter given.
  5. You are required to provide documentation that proves you have a valid visa for the entire duration of the renewal period.
  6. The new weekly rate (if applicable) will commence at the start date of the new lease agreement.
  7. If the resident has any active breaches/termination notice on their occupancy, it would be the management teams decision to approve the renewal request.
  8. Resident’s rental account must be up to date before applying for the renewal.

UniLodge Metro Adelaide Renewals Campaign - Terms & Conditions

  1. You must be a current resident at UniLodge Metro Adelaide to be eligible to renew your lease.
  2. To be eligible to renew your current lease must be expiring on or before 02/07/2025 and your new lease agreement must be signed between 28/04/2025 and 12/05/2025 4pm.
  3. The new lease agreement must commence immediately following the current lease expiry, without any gap.
  4. This renewal offer applies to a maximum lease period of 6 or 12 months – refer to letter given.
  5. You are required to provide documentation that proves you will remain a student for the entire duration of the renewal period.

Semester 2, 2025 Resident Renewal Campaign - La Trobe University Bundoora, Bendigo, Regional Victoria and Wodonga

  1. To be eligible to renew or sign a new lease agreement at either La Trobe University – Bundoora, Bendigo, Regional Victoria and Wodonga accommodation locations, you must be a current resident of one of the previously listed properties.
  2. To be eligible for this renewal offer, your current lease must be expiring on or before 04/07/25.
  3. To be eligible to renew, you must submit your intention to renew via the Student Portal between 01/04/25-06/05/25, and you must sign your new Returning Semester 2 agreement prior to your current lease ending.
  4. The new lease agreement must expire on or before 08/12/2025.
  5. This renewal offer applies to returning residents applying for a Semester 2 2025 contract only.
  6. The new weekly rate (if applicable) will commence at the start date of the new lease agreement.
  7. Pricing is correct as at 03/04/2025.

UniLodge @ UC – Campus West – Semester 2, 2025 Resident Renewal Campaign Terms and Conditions

  1. This offer is valid for eligible current residents of UniLodge @ UC – Campus West who sign a new lease between 14/04/2025 – 19/05/2025.
  2. To be eligible for this offer, the current lease must be expiring before 30/11/2025.
  3. The new lease agreement must expire on 22/01/2026.
  4. If an eligible resident signs/renews a contract for their existing room or apartment type, lease ending 22/01/26, they will receive the lowest available 2025 Campus West long stay room rate for their current room or apartment type This offer does not apply if the resident applies for room or building move.
  5. The rates available for this offer are included in the table below and are correct as at 14/04/2025.
  6. If an eligible resident does not comply with the above requirements, they will not be eligible for this offer and will need to sign a new lease for the most up to date weekly rental rate correct at the time.
  7. The new weekly rate (if applicable) will commence at the start date of the new lease agreement.

TERMS AND CONDITIONS - UNILODGE DARWIN 4 WEEKS RENT FREE RENEWAL

  1. You must be classified as an existing resident at UniLodge Darwin to be eligible for this offer.
  2. The 4-weeks free rent is available for renewing bookings in all room types for a Full Year 2025 lease.
  3. The offer is valid for all renewing applications and deposits received until 20/02/2025 or until allocation is exhausted.
  4. Lease must commence immediately following the expiry of the current lease.
  5. 2 weeks of free rent will be applied as a rental credit to the resident account in the first 6 months of the lease commencement date. The second allotment of 2 weeks free rent will be credited to the resident account in the last 2 weeks of the lease.
  6. At the time of application of the rent rebate, the resident’s rental account should not be in arrears. If the arrears are not cleared, this will cause delay and forfeiture of issuing the incentive.
  7. In the event of a lease break, termination or release from agreement, residents will not be eligible for this offer and the rental fees will be added back into the resident’s rental account to be paid.
  8. All residents must have paid their advance rent of two (2) weeks and Bond to secure their booking. Failure to pay deposit by the specified date will be deemed not eligible for this offer.

APPLICATION AND BOOKING TERMS AND CONDITIONS
The following terms and conditions apply to your application for accommodation with UniLodge Australia. Please review these terms carefully and print or save a copy for your reference. These terms and conditions apply to all individual and small group applications.

The application terms and conditions are provided in English only. If you do not understand any part of the application terms and conditions, please contact the property’s reservation team. If you choose to access the website from locations outside of Australia, you are responsible for complying with local laws.

  1. The application terms and conditions relate to all UniLodge properties in Australia and New Zealand.
  2. They apply to all individual and small group applications made:
    a. online through our websites;
    b. in person at a UniLodge property;
    c. over the phone;
    d. via email;
    e. via App;
    f. via an educational agent;
    g. via any other method accepted and approved by UniLodge
  3. All applications for accommodation will be reviewed by the property’s team to ensure applicants meet our minimum requirements. Applicants must be considered in accordance with the Equal Opportunity Act 1995. There must be no discrimination based on: age, sex, marital, parental or carer status, pregnancy, sexual orientation, disabilities, physical features, race, religious, political or industrial activities or beliefs or personal association with someone else who may be treated unfairly on the basis of any of the above.
  4. Upon successful review, we will send you a Letter of Offer for accommodation. Your Letter of Offer will set out the next steps and any payments due that are required to accept your Offer and secure your accommodation with UniLodge.
  5. All rooms and rates are for occupation by one (1) person only, unless specified otherwise such as twin share rooms for two (2) people.
  6. Although we try to ensure the room rates and other costs published on our website are accurate, changes may sometimes occur and we will only be bound by the rates and costs set out in your Letter of Offer.
  7. If you are under 18 years of age you must have consent of a parent or legal guardian when making an application.
  8. If you are under 18 years of age when you are scheduled to move into your UniLodge accommodation, your application will only be accepted at an approved Under 18’s property as indicated on the UniLodge website.
  9. If you are an International student and 17 years of age when you are scheduled to move into your UniLodge accommodation, you must seek permission from your University or College to reside at a UniLodge Property. You will be able to apply to only those properties that are approved to accommodate Under 18 students. These approved properties are listed on the UniLodge website. Please note we do not accept students younger than 17 years of age.
  10. Whilst every endeavour is made to place you in the room nominated through the UniLodge website, UniLodge cannot guarantee you will be offered the room type requested. Please check your Letter of Offer carefully.
  11. If you wish to cancel your online booking, please let us know in writing via email to the reservations team at UniLodge. Please note there may be a penalty to cancel. Please refer to the cancellation policy in your Letter of Offer.
  12. We may at our discretion cancel your application for accommodation should any of the following occur:
    a. the information you provide as part of the application process is false; or
    b. you fail to comply with your obligations in the Booking Terms & Conditions;

Once you have entered into an offer and acceptance agreement with the owner, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement. We understand that from time-to-time issues can arise with your entry into Australia. 

Cancellation without penalty may be possible if: 

  • You fail to meet student status requirement – if student status is applicable to your tenancy 

  • You fail to gain lawful entry into Australia 

If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property directly. 

Cancellation resulting in monetary penalties include but not limited to: 

  • providing false or misleading information during your application or booking process 

  • failure to pay your bond or rent in advance 

  • failure to sign the Residential Tenancy Agreement when required 

  • a change of mind  

Monetary penalties may include  

  • forfeiting some or all your advance rental payment  

  • forfeiting some or all your bond payment  

These may be negotiated on a case-by-case basis. 

Please note any refundable fees will be processed within 14 days of finalisation.

We totally understand that life doesn’t always go to plan, which is why we want to ensure that you have peace of mind when you book with UniLodge*.

Prior to my lease commencing?

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, we ask that you complete the following actions:

A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.

After the commencement of my lease?

If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia we ask that you complete the following actions:

A written email notify that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.

NRAS - THE NATIONAL RENTAL AFFORDABILITY SCHEME AT UNILODGE ROYAL MELBOURNE AND UNILODGE ON VILLIERS

The National Rental Affordability Scheme (NRAS) is a government incentive which allows UniLodge to offer accommodation to eligible low to moderate income earners at a rate below market value.

NRAS rooms are available to both Australian and International students, but to qualify for an NRAS apartment, you need to have earned below the certain income limits for the 12 months preceding your lease start date.

To be eligible for an NRAS room you need follow the below:

  • Complete an online application.
  • You will then receive a request from the property manager to complete an Income Notification Form, and provide supporting documentation outlining your gross income for the 12 months preceding your application date. Please note – you must not exceed the income limits for your 'household composition'. You can find the income limits in 'Information for Tenants' factsheet on the Commonwealth Department of Social Services.
  • Complete Statutory Declaration regarding the information you have provided.

Please note:

  • Both local (Australian) and foreign income should be included.
  • It relates to your income only, and not the income of your parents.
  • Income from scholarships, subsidies, prizes and stipends paid to you is included in your income.
  • Payments from your parents or immediate family members, any trust distributions and any tuition money for your course that enters your bank account in the 12 months preceding your contract start date is considered income.
  • Income paid to your tertiary education provider for tuition costs will not be counted as income if you provide us with proof of payment.
  • It does not include inheritance, superannuation income, gambling winnings or lump sum compensation payments, compensation from insurance or emergency relief or similar assistance.
  • You are required to upload source documentation for any income listed. Templates are provided to you via application process, if applicable.

UniLodge will use this information to evaluate your eligibility and, if confirmed, send you a conditional offer of accommodation. If you are not deemed eligible, we will contact you to discuss the alternative non-NRAS room types available.

 

Student Living by UniLodge (Melbourne) – Semester 2, 2025: Sign a New Lease Resident Campaign
COMPETITION TERMS & CONDITIONS:

  1.  Information on how to enter and the prize form part of these Terms and Conditions. Participation in this promotion is deemed acceptance of these Terms and Conditions.
  2. The prize consists of one (1) of five (5) Kindle Scribe 64GB with Premium Pen, each valued at $729.
  3. The promoter is UniLodge Pty Ltd (ABN 49 078 921 169) whose registered office is at Level 22, 100 Creek Street, Brisbane QLD 4000.

  4. To enter, entrants will be automatically entered upon confirmation of a Half Year (29-46 Weeks) or a Full Year (49-66 Weeks) leasing period at UniLodge Melbourne CBD.
  5. Promotion commences on 14 April 2025 and final entries close at 11:59pm on the 10 May 2025 (“Promotional Period”).
  6. A cancelled lease will be deemed as an invalid entry and the entrant’s name will be automatically removed.
