TERMS AND CONDITIONS - UNILODGE ROYAL MELBOURNE REFER A FRIEND

  1. The referrer needs to be classified as an eligible current resident at UniLodge Royal Melbourne. The referred friend (referee) must be classified as a new eligible resident and the confirmed lease must commence on or prior to 28/02/2025 for the referrer to receive one week of free rent at the end of the referrer’s rental agreement.
  2. To be eligible for this offer the referee must sign a lease ending either in June/July 2025 or January/February 2026.
  3. This offer cannot be transferred exchanged for cash.

TERMS & CONDITIONS - UNILODGE @ RMIT BUNDOORA - WALERT HOUSE NEW LEASE OFFER

  1. RENEWAL ELIGIBILITY: This Agreement Renewal Request Form is only available to current residents on a Semester 2 2024, Academic Year 2024 or Full Year 2024 agreement.
  2. RESIDENT ELIGIBILITY: By submitting this application you understand that you need to be enrolled or intend to be enrolled as a student at a tertiary institution in 2025. Failure to enrol and provide evidence by the commencement date (29/01/2025) may result in cancellation of your Residence Agreement and a cancellation fee will apply.
  3. NON-GUARANTEE: Please note that numerous factors are taken into account when a Renewal Request is received, and no application is guaranteed. If you wish to secure the same room for 2025, you will need to submit your renewal form prior to the 21/10/24. After this date, applications for new residents will open and we cannot guarantee the same room/type of room will be available (particularly 3-Bedroom Multi-share, Studio Large and Studio Extra Large apartments).
  4. 2025 RATES: Rates for 2025 will be increased, however residents that complete their contract renewal by 21/10/24 will be eligible for an early bird renewal rate. You will also need to top up your Security Deposit due to the increase in rates from 2024 to 2025 if applicable. Please refer to the Contract Renewal email for further information.
  5. 2025 AGREEMENT ACCEPTANCE:  Your booking is confirmed when you have returned your signed 2025 Residence Agreement and 2025 Resident Handbook and Rules of Residence Acknowledgement Form and top-up payment of your Security Deposit if required. If your renewal includes a change in room type or agreement type, you may also be required to further top-up your Security Deposit prior to the commencement of your 2025 Residence Agreement (29/01/2025).
  6. 2024 – 2025 SUMMER STAYS: If you have a Semester 2 2024 or Academic Year 2024 agreement and require accommodation over the summer break, you may participate in our Summer Stay Program. To extend your stay, you will need to apply once you receive an email from Walert House staff. A new contract will be issued for the summer period, and further information regarding the extensions and pricing will be provided in the coming weeks.
  7. SUMMER STORAGE:  If you are currently on a Semester 2 2024 or Academic Year 2024 agreement (ending on the 16/12/2024), and wish to store your belongings in your room over the summer break, you can take advantage of our Summer Storage option for a flat fee of $250.  For those in multi-share apartments, you are required to move all of your belongings (including living, kitchen and bathroom items) into your bedroom away from the carpet area so that the common area and your room carpet area can be used and cleaned during the break. For those in studio apartments, please ensure that you do not store your belongings on the carpet area so we can steam clean during the break. Your bedroom will remain secured, however Unilodge takes no liability of any lost/ damaged belongings. Please note that you will be required to return your keycard on the date that you leave Walert House and that you are not permitted to enter or stay in your room over the summer storage period. Your key will be returned to you when you check-in in 2024.
  8. ROOM MOVES: Any room move preferences that have been stated on this form are not guaranteed. Irrespective of whether you are continuing to live at Walert House or if you are storing your belongings over the summer period, you will be required to be available on the Friday or Saturday (24th or 25th January) before your contract starts, during reception hours to move your belongings to your new room so that your old room can be cleaned for any incoming residents. Early room moves may be possible, however it is subject to room availability and will be at UniLodge's discretion. It is encouraged to confirm your booking early to secure your preferred room type.
  9. ROOMMATE PREFERENCES: Any roommate preferences that have been stated on this form are not guaranteed and it is the responsibility of residents to ensure that all residents who wish to share together nominate each other under roommate preferences. It is encouraged to confirm your booking early to secure your preferred roommate preferences.
  10. BOOKING CANCELLATION: If you cancel your booking after you renew, prior to contract start date (29/01/2025) you will need to fill out an End of Residency Form and your security deposit will be forfeited as a penalty. Further fees and charges apply if you cancel your booking after the contract start date of the 29th of January 2025. If you cancel after this date, please refer to your Residence Agreement for the termination policy.

TERMS & CONDITIONS - UNILODGE ROYAL MELBOURNE - 2025 SIGN A NEW LEASE OFFER

  1. The UniLodge Royal Melbourne $10 AUD per week discount to 2025 weekly rent rates for eligible current residents of UniLodge Royal Melbourne.  
  2. This offer is not applicable to leases of NRAS apartments. 
  3. This offer is not applicable to leases that have already been renewed.
  4. The $10 weekly discount only applies to rent and will not discount any other fees or charges. This offer cannot be transferred or exchanged for cash.

  1. You must be classified as a current resident who is eligible to renew your lease at UniLodge South Bank.
  2. You are required to provide documentation that proves you will remain a student for the entire duration of the renewal period.
  3. The offer is valid for any eligible resident whose lease is due to expire between 29/10/2024 and 31/03/2025. All renewal applications to confirm by 5pm AEST 18/11/2024.
  4. Lease renewals must commence immediately following the current lease expiry, without any gap.
  5. The gift card will be provided to eligible residents within the final 6 weeks of the renewed lease contract.

  2. You are required to provide documentation that proves you will remain a student for the entire duration of the renewal period.
  3. The offer is valid for any eligible resident whose lease is due to expire between 30/10/2024 and 15/02/2025. All renewal applications to confirm by 5pm AEST 20/12/2024.
  4. Lease renewals must commence immediately following the current lease expiry, without any gap.
  5. A new lease must be 6-months or 12-months in length to be eligible for the 2 weeks rent free. This offer excludes the 2 Bed Bunks room type.
  6. The 2 free weeks will be applied as a rental credit at the end of the new renewal lease.
  7. The rental credit will be the equivalent of the new renewal rate.

The following terms and conditions apply to your application for accommodation with UniLodge Australia. Please review these terms carefully and print or save a copy for your reference. These terms and conditions apply to all individual and small group applications.

The application terms and conditions are provided in English only. If you do not understand any part of the application terms and conditions, please contact the property’s reservation team. If you choose to access the website from locations outside of Australia, you are responsible for complying with local laws.

  1. The application terms and conditions relate to all UniLodge properties in Australia and New Zealand.
  2. They apply to all individual and small group applications made:
    a. online through our websites;
    b. in person at a UniLodge property;
    c. over the phone;
    d. via email;
    e. via App;
    f. via an educational agent;
    g. via any other method accepted and approved by UniLodge
  3. All applications for accommodation will be reviewed by the property’s team to ensure applicants meet our minimum requirements. Applicants must be considered in accordance with the Equal Opportunity Act 1995. There must be no discrimination based on: age, sex, marital, parental or carer status, pregnancy, sexual orientation, disabilities, physical features, race, religious, political or industrial activities or beliefs or personal association with someone else who may be treated unfairly on the basis of any of the above.
  4. Upon successful review, we will send you a Letter of Offer for accommodation. Your Letter of Offer will set out the next steps and any payments due that are required to accept your Offer and secure your accommodation with UniLodge.
  5. All rooms and rates are for occupation by one (1) person only, unless specified otherwise such as twin share rooms for two (2) people.
  6. Although we try to ensure the room rates and other costs published on our website are accurate, changes may sometimes occur and we will only be bound by the rates and costs set out in your Letter of Offer.
  7. If you are under 18 years of age you must have consent of a parent or legal guardian when making an application.
  8. If you are under 18 years of age when you are scheduled to move into your UniLodge accommodation, your application will only be accepted at an approved Under 18’s property as indicated on the UniLodge website.
  9. If you are an International student and 17 years of age when you are scheduled to move into your UniLodge accommodation, you must seek permission from your University or College to reside at a UniLodge Property. You will be able to apply to only those properties that are approved to accommodate Under 18 students. These approved properties are listed on the UniLodge website. Please note we do not accept students younger than 17 years of age.
  10. Whilst every endeavour is made to place you in the room nominated through the UniLodge website, UniLodge cannot guarantee you will be offered the room type requested. Please check your Letter of Offer carefully.
  11. If you wish to cancel your online booking, please let us know in writing via email to the reservations team at UniLodge. Please note there may be a penalty to cancel. Please refer to the cancellation policy in your Letter of Offer.
  12. We may at our discretion cancel your application for accommodation should any of the following occur:
    a. the information you provide as part of the application process is false; or
    b. you fail to comply with your obligations in the Booking Terms & Conditions;

CANCELLATION POLICY – STRATA BUILDINGS VICTORIA

Once you have entered into an offer and acceptance agreement with the owner, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement.

We understand that from time-to-time issues can arise with your entry into Australia.

Cancellation without penalty is possible if:

  • you fail to meet student status requirement;
  • you fail to gain lawful entry into Australia
  • you cannot enter Australia due to border closures or restrictions

If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property directly.

Cancellation due to:

  • providing false or misleading information during your application or booking process
  • failure to pay your bond or rent in advance
  • failure to sign the Residential Tenancy Agreement when required
  • a change of mind

will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

Please note any refundable fees will be processed within 14 days of finalisation of refund.

We totally understand that life doesn’t always go to plan, which is why we want to ensure that you have peace of mind when you book with UniLodge*.

Prior to my lease commencing?

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, we ask that you complete the following actions:

A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.

After the commencement of my lease?

If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia we ask that you complete the following actions:

A written email notify that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.

NRAS - THE NATIONAL RENTAL AFFORDABILITY SCHEME AT UNILODGE ROYAL MELBOURNE AND UNILODGE ON VILLIERS

The National Rental Affordability Scheme (NRAS) is a government incentive which allows UniLodge to offer accommodation to eligible low to moderate income earners at a rate below market value.

NRAS rooms are available to both Australian and International students, but to qualify for an NRAS apartment, you need to have earned below the certain income limits for the 12 months preceding your lease start date.

To be eligible for an NRAS room you need follow the below:

  • Complete an online application.
  • You will then receive a request from the property manager to complete an Income Notification Form, and provide supporting documentation outlining your gross income for the 12 months preceding your application date. Please note – you must not exceed the income limits for your 'household composition'. You can find the income limits in 'Information for Tenants' factsheet on the Commonwealth Department of Social Services.
  • Complete Statutory Declaration regarding the information you have provided.

Please note:

  • Both local (Australian) and foreign income should be included.
  • It relates to your income only, and not the income of your parents.
  • Income from scholarships, subsidies, prizes and stipends paid to you is included in your income.
  • Payments from your parents or immediate family members, any trust distributions and any tuition money for your course that enters your bank account in the 12 months preceding your contract start date is considered income.
  • Income paid to your tertiary education provider for tuition costs will not be counted as income if you provide us with proof of payment.
  • It does not include inheritance, superannuation income, gambling winnings or lump sum compensation payments, compensation from insurance or emergency relief or similar assistance.
  • You are required to upload source documentation for any income listed. Templates are provided to you via application process, if applicable.

UniLodge will use this information to evaluate your eligibility and, if confirmed, send you a conditional offer of accommodation. If you are not deemed eligible, we will contact you to discuss the alternative non-NRAS room types available.
