UniLodge @ ANU rules are designed to provide a secure, safe and harmonious environment for you and all our residents.
ELIGIBILITY OF RESIDENTS
All residents must be full time ANU students. At times, other Canberra students may be eligible. This is at the discretion of Unilodge @ ANU management.
All Residents must be registered and sign a Licence to Occupy agreement and must pay their occupancy fees including utilities, residential committee and data connection in advance, by the agreed method. Residents must not sub-let the apartment.
BEHAVIOUR
You must agree to abide by the code of behaviour. Acceptable behaviour includes not interfering with another person’s living conditions or personal security. Unacceptable behaviour will be dealt with by the General Manager or Assistant General Manager. Repeated offences by a resident could constitute grounds for early termination of their Licence to Occupy, however, they will still be held responsible for occupancy fees until the apartment is re-let.
BUILDING SECURITY
As a resident you agree to be bound by the security regulations or as instructed by UniLodge Management. Under no circumstances are you to lend your swipe card or copy your own or any other apartment keys. Lost cards must be immediately reported to UniLodge staff. You are responsible for the behaviour of your visitors and must understand that visitors are also bound by all the Rules of Occupancy whilst in the facility.
NOISE LEVELS
You must show consideration for your neighbours. No excessive noise is permitted between 10:00pm to 7:00am, as in accordance with Australian Law. Noise disturbances can potentially lead to eviction and / or legal prosecution.
REQUESTS OF STAFF
You must comply with all reasonable requests from Unilodge @ ANU Management, Residential Advisors and support Staff.
ILLEGAL ACTIVITIES / DRUGS,ALCOHOL, SMOKING & GAMING
SMOKING
Smoking is NOT PERMITTED in any room, apartment and studio, on any balcony, or indoor area of the building. Smoking is only permitted in the ground floor outdoor courtyard leading out from the common room area and not any other outdoor area of the building.
ALCOHOL
Alcohol is NOT PERMITTED in any common areas of the building.
DRUGS / ILLEGAL SUBSTANCES
The use of / or being under the influence or in possession of any illegal substance in the building is strictly forbidden. This means that under NO circumstances are any illegal substances permitted within the complex. Failure to comply with this rule will result in eviction.
If you feel you are becoming addicted to drugs (or know somebody in the building who is), please talk to to the General Manager or Assistant General Manager. We are here to assist in every way possible. We can certainly put you in touch with people who can help you.
GAMBLING AND GAMING
Gambling is not permitted on the premises.
YOUR APARTMENT
APARTMENT, FURNITURE AND EQUIPMENT
The furniture, and other items provided in your apartment are to be used for the purposes which they are designed for. You are liable for damage to this property. You are not permitted to make alterations or additions to the apartment or the furniture and equipment within the apartment, unless the request has been given in writing and approved by Management.
ADDITIONAL FURNITURE
The installation of other furniture into a resident’s apartment is not permitted unless a written application is submitted to, and approved by UniLodge @ ANU management. Every request will be considered separately and is dependent on the size of the apartment and furniture required.
PETS
Under no circumstances are you permitted to bring pets and animals into the complex.
CLEANING AND INSPECTION
You are responsible for the day to day cleaning of their apartment. In addition, UniLodge @ ANU apartments will be randomly inspected for faults or damage after the respective notice has been given. A vacuum cleaner is available (on loan) from reception during reception hours by providing your UniLodge @ ANU identification card. There is a 1 hour limit, and late returns will attract a non-refundable charge.
APARTMENT REPAIRS
Contracted maintenance staff and other contractors attend to any damages or problems that occur on the premises. Replacement of consumables, such as light globes and toilet paper, are at the cost of the resident. You are liable for all damages or loss caused by negligence or misuse, and will be charged for any costs associated with rectification including labour.
COMMON PROPERTY
Residents must not interfere with or damage any common property, nor leave anything on or obstruct the use of common property. You are liable for all damages caused. All rubbish must be placed in the appropriate bins or chutes and not left for others to pick up. Shopping trolleys must always be returned to the car park across Childers Street.
Clothes or other articles must not be hung on any landing, stairway or any other part of the common property (that is, outside your apartment), or on any part of the exterior of the building. Only those residents authorised by UniLodge can occupy a car park. This authorisation is subject to availability and must always be paid at least one month in advance. Residents with a car park can only use the car park allocated to them and under no circumstances park in another.
Bicycles are not permitted into the building and are not to be stored on any part of the common property within the building.
No signs in relation to sale or lease of an apartment or advertising material are allowed to be displayed without prior approval of the General or Assistant General Manager.
WHAT DO I DO WHEN I HAVE OVERNIGHT GUESTS?
Residents may have visitors stay overnight with a maximum stay of 4 nights. You must visit Reception to complete a Visitor’s Form advising your guest’s full names and dates of stay. Once a Visitor’s Form is completed, a guest key can be issued for AUD$10.00 charge. There are no extra accommodation fees for visitors.
If you are staying in a Shared Apartment (Two Bedroom or Multishare), guests must stay within the resident’s room and not common lounge areas. At all times, the decision of a guest staying overnight is at the discretion of the UniLodge @ ANU management.
ARE YOU GOING ON A VACATION?
Residents must visit Reception to complete a Vacation Form. Please notify Reception if you will be giving anyone access to your room / apartment while you are away.
FIRE SAFETY
Residents must never cover or tamper with smoke/heat detectors in apartments or common areas. You must evacuate the building if the Fire alarm is sounded and gather in the assembly areas in the car park in Childers Street.
